Wrong retainage percentage applied
Contractor applies a lower retainage % than the contract requires — either missing the threshold for reduction or applying the wrong rate from the start.
Retainage computed on ineligible stored materials
Some contracts exclude stored materials from retainage. Contractors often apply the standard rate anyway, then release too much when the item completes.
Premature retainage reduction
Contract specifies 10% until 50% completion, then 5%. Contractor switches to 5% early — or at 50% completion per their own numbers, not the certified amount.
Retainage release without substantial completion
Final retainage billed before punch list is complete, certificate of occupancy is issued, or the contract's conditions for release are met.
Math errors in retainage column
Simple arithmetic errors in column calculations that accumulate across line items and compound over multiple pay apps.
